Multi-Family HVAC for Owners and Property Managers in Central Oklahoma
If you own a fourplex in Kingfisher or manage 120 units in Yukon, the call you dread is the same one: a tenant with no air on a 100-degree Friday. I set up apartment and rental HVAC so those calls get rarer, and when one comes, you get one person who answers, a tech who knows the building, and a written record of what was done in that unit.

What I do for multi-family owners
- Replacement, one building or one unit at a time. Every unit gets a load calculation, so I am not just swapping in the same size that was wrong in 1998.
- Repair, with the tenant in mind. I call the tenant or the manager before I knock, I keep the visit clean, and I tell the manager what I found before I leave.
- Make-ready checks between tenants. Filter, drain, thermostat, a temperature split, and a look at the outdoor unit while the apartment is empty, so the new tenant does not call in week one.
- Common areas and rooftop units. Clubhouses, offices, laundry rooms and hallways.
- Maintenance agreements built for your building. Spring and fall visits on every unit, on a schedule you approve.
One system per unit, and why I stick with it
Most apartments here run a split system in each unit, usually 1.5 to 3 tons, with its own thermostat. I like it that way. When one unit fails, one tenant is uncomfortable instead of a whole building. Each tenant pays for their own power. Smoke, cooking smells and noise stay in their own unit. And you can replace units a few at a time instead of facing one giant bill.
I also keep brands and sizes consistent across a property where I can, so parts, filters and thermostats match and the next repair goes faster.
A written record for every unit
Property managers change. Paperwork disappears. After every visit you get a record you can hand to the next manager, a lender or a buyer. This is what one looks like:
| Unit | System | Tons | Refrigerant | Filter | Last visit | Note |
|---|---|---|---|---|---|---|
| 1A | Heat pump split | 2.0 | R-410A | 16x25x1 | Spring | Drain flushed, safety switch tested |
| 1B | Gas furnace + AC | 2.5 | R-410A | 20x25x1 | Spring | Capacitor weak, replaced |
| 2A | Heat pump split | 1.5 | R-22 | 16x20x1 | Spring | 16+ years old, budget for replacement |
Upstairs drains, downstairs ceilings
In stacked units, a clogged condensate drain upstairs shows up as a stained ceiling downstairs. I check the drain line, the trap and the overflow safety switch on every maintenance visit. Clearing a drain does not guarantee it stays clear, and I am not responsible for water damage from drain restrictions, leaks or backups, so the overflow switch matters: it shuts the unit off before the water gets to the ceiling.
Pricing
A single apartment unit is a home, so it gets my residential rate. The $111 diagnostic and the dispatch are not credited toward the repair, and the repair is quoted before I do it. Common-area and rooftop equipment is commercial work at $389. Every maintenance agreement is priced one building at a time, because a 4-unit building with 20-year-old equipment and a 60-unit building with new equipment are different jobs.
After-hours emergencies
I answer emergencies 24/7 across Kingfisher, Canadian, Oklahoma, Garfield, Major, Logan and Blaine counties. I offer you the real opening on my schedule and I do not promise an arrival time I cannot keep. If a tenant smells gas, sees smoke, or has a carbon monoxide alarm going off, they should leave the unit and call 911 or the gas company first, then call me.
Thinking about geothermal for an apartment building?
Geothermal can work well for apartments, especially new construction. I cover that on my geothermal apartment building page.
Questions property managers ask me
How often should apartment HVAC units be serviced in Oklahoma?
Twice a year: cooling in spring, heating in fall. Rentals with pets, smokers or high turnover often need filters changed more often than that.
How much is an HVAC service call for an apartment unit in Kingfisher Oklahoma?
$210 flat for one unit: $99 dispatch plus $111 diagnostic, the same residential rate a homeowner pays. After hours it is $309. Rooftop or common-area equipment is commercial work at $389 flat, day or night.
Do you work on occupied units?
Yes, most of my multi-family work is in occupied units. I coordinate entry with you or the tenant, keep the visit short and clean, and tell you what I found before I leave.
Can you replace units a few at a time?
Yes. I will walk the property, tell you which units are closest to failing, and help you plan replacements over a few years so you are not hit all at once.
What should a tenant check before calling?
The thermostat mode and setting, the filter, and whether the breaker is tripped. Reset a breaker once at most. If it trips again, or there is water near the unit or ice on the lines, turn the system off and call 405-375-4822. Never run the system without a filter.
Do you service multi-family properties in Oklahoma City and Edmond?
Yes. I cover all of Oklahoma County along with Kingfisher, Canadian, Garfield, Major, Logan and Blaine counties.
How much does apartment HVAC replacement cost in Kingfisher Oklahoma?
It depends on the unit size, the equipment and how many units you do at once. I do not use one flat per-unit price, because a 1.5 ton unit in a 2015 building and a 3 ton unit in a 1985 building are different jobs. I walk the property and give you a free written estimate for the building, so you can budget the whole thing.
