Geothermal Loop Scheduling For Oklahoma New Construction

I get the same call from builders every spring. The buyer wants geothermal, the slab is scheduled in a few weeks, and nobody talked to me before now. I can usually still make it work, but every day closer to that pour date narrows my options and raises the price. A geothermal loop is buried pipe, and buried pipe has to go in while the ground is open, so if geothermal is anywhere on the spec sheet for a build you’re running, the loop needs to be part of your schedule from excavation forward, not something you circle back to once the house is framed.

Where The Loop Fits In Your Build Schedule

Loop work lines up with excavation and site prep, ahead of the foundation forms. Here’s how I sequence it:

What Has To Be Decided Before The Slab Pours

A handful of decisions have to be locked before the slab goes down, because once concrete is cured, changing any of them means cutting concrete or moving your mechanical room. First is tonnage, from a load calculation run off the house plans, since a loop runs roughly 200 bore feet per ton and drillers bill by bore feet, not the pipe feet inside the hole. Second is loop type: horizontal trench field or vertical bore field, which comes down to lot size and setbacks more than anything else. Third is where the header pipes enter the house, a point I coordinate with your foundation contractor so the sleeve is set before the pour instead of cut through cured concrete later. Fourth is where the mechanical room sits, since the interior run needs to be short and direct. The estimate on the system itself is free, so there’s no cost to nailing these four down early.

Why Waiting Until After Landscaping Costs You More

I get asked most seasons whether geothermal can wait until the house is finished: sod down, driveway poured, landscaping in. Technically, yes. Practically, it gets expensive fast. A drill rig or trencher needs open, unobstructed access across the lot, and once that lot has a finished driveway, irrigation lines, a septic field, and fencing, that access is gone. Retrofitting a loop after the fact usually means tearing out and later replacing some of what you just landscaped, routing around obstacles that weren’t there during site work, and paying for both the drilling and the repair of everything it disturbs getting there. The same loop that’s one line item during site work can cost multiples of that once the yard is finished, which is why I push builders to make the call before ground gets broken, not after.

I Bring In A Driller I Trust, I Don’t Own A Rig

I don’t own a drill rig, and I won’t tell a builder I do. Boring a vertical loop field is its own specialized trade, with its own equipment and its own state licensing, and I bring in a driller I trust to handle that part of the job. What I own is the design, the tonnage calculation, the heat pump equipment, the connection into your mechanical system, and the scheduling coordination that keeps the driller’s crew lined up with your framing crew, so nobody on your job stands around waiting on somebody else.

Oklahoma’s Driller Licensing And Well Construction Rules

Oklahoma doesn’t let just anyone drill a geothermal well. The Oklahoma Water Resources Board requires a commercial driller and plugger license to drill or plug wells used for heat exchange, covering both heat pump wells and geothermal wells specifically. The state also sets minimum construction standards for those wells, covering the borehole, casing, and grouting, so the well protects groundwater instead of creating a path for contamination between zones. That license sits with the drilling contractor, not me. The loop and installation design follow the standard published by IGSHPA, the International Ground Source Heat Pump Association, and I hold the IGSHPA Accredited credential myself.

Rebates And Incentives Worth Planning For

While I’m planning the loop with you, it’s worth planning the incentives too, since some depend on equipment choices made before installation, not after. OMPA, the Oklahoma Municipal Power Authority, pays up to $800 per cooling ton on qualifying geothermal installations, but only for customers of an OMPA member municipal utility. Kingfisher, Okeene, and Watonga are municipal, not co-op. Most of Oklahoma isn’t, and participation varies, so I check the serving utility before anybody budgets a rebate. That’s a cap, not a guarantee, and it requires a desuperheater, so I build that into the equipment list up front if a buyer wants to chase it. In Alfalfa Electric Cooperative territory, Garfield or Major County, the rebate runs $1,050 per ton for ground source versus $150 per ton for air source, which by itself gets a lot of builders in that territory asking about geothermal. If cost is the barrier, financing is available through Synchrony, Wells Fargo, Wisetack, Klarna, and JB Financing, and it can cover the system, not only the loop.

The Federal Tax Credit Situation, Plainly

I’d rather a builder hear this from me than a buyer’s accountant mid-build: the federal residential geothermal tax credit has expired. I’m not promising a 2026 credit that doesn’t exist. If a buyer is counting on a federal credit, point them to current IRS and ENERGY STAR guidance and a tax professional before it’s built into the budget, not after. If you’re building light commercial and the investment tax credit comes up, that’s a different code section, Section 48, not 48E, and that one belongs to a tax professional too, not a contractor’s guess.
