Yes, I have a water heater service plan. It is called WH 360 and it is $199 a year.

A water heater is the appliance nobody thinks about until there is cold water or a wet floor. It sits there for ten or twelve years doing one job, and the things that kill it early, sediment and a spent anode rod, are both maintenance items. This page has the plan, the one-off prices, what I actually do when I service one, and the part most people are really asking about: what size tank you need, whether to go gas or electric, and what separates a tank worth buying from one that is not.

WH 360 is the only annual water heater plan I offer. If you have seen an older name or an older monthly figure on a PDF or an old page, it is retired and not current.

One-Off Water Heater Prices

Not everybody wants a plan. Here is what a single visit costs, and the number depends on one thing: whether I am already at your house.

The prices above are for gas and electric tank water heaters. Tankless is a different animal and I will not put a number on it before I see it.

What I Do on a Water Heater Service

On a gas or electric tank:

• Drain and flush the sediment out of the tank. In Central Oklahoma this is the big one. Hard water lays down a layer of scale on the bottom, the burner has to fire through it, and the tank gets loud and slow before it gets dead.
• Check the anode rod. That rod is a sacrificial piece of metal that corrodes so the tank does not. When it is gone, the tank starts rusting from the inside and nothing brings it back.
• Test the temperature and pressure relief valve, the one safety device that keeps a water heater from becoming a serious problem.
• Check the thermostat setting and verify actual delivered temperature.
• Inspect the tank, fittings, shutoff valve, flex lines and the drain pan for corrosion and early leaks.
• Check the expansion tank where one is fitted.

On a gas unit I also check the burner and flame pattern, the thermocouple or flame sensor, and the flue and venting for draft and corrosion. On an electric unit I test both heating elements and both thermostats, and read the amp draw.

What Size Water Heater Do You Need

Most Oklahoma houses I work in are on a 40 or a 50 gallon tank, and people pick by guessing. The number that actually matters is the first hour rating, which is how much hot water the tank can deliver in one hour starting full. It is printed on the yellow energy label. A tank holds its stated gallons, but it is also reheating while you use it, so the first hour rating is always higher than the tank size and it is the honest measure of whether you will run out.

One rule that saves arguments: a 50 gallon electric tank does not behave like a 50 gallon gas tank. Gas recovers roughly twice as fast, so a 40 gallon gas unit often out-performs a 50 gallon electric one in a busy morning. If your house empties the tank and then waits, recovery rate is your problem, not capacity.

Gas or Electric

If the gas line and the flue are already there, gas is usually the easier answer. It heats faster, it keeps working in a power outage, and it costs less to run on Oklahoma gas prices. Electric is simpler, has no combustion and no venting to go wrong, and it is the only option in a lot of houses where there is no gas at the tank location. Running a new gas line and a flue to a spot that never had one is real money, and it is normally the thing that decides it rather than the tank itself.

What I will not do is talk you into switching fuel for its own sake. If you have gas, replace with gas. If you have electric and no gas anywhere near the utility closet, replace with electric and put the money into a better tank instead.

What Separates a Good Tank From a Cheap One

People ask me which brand to buy. Brands change hands and change factories, so I would rather tell you what to look at on any tank, because that holds up:

• Warranty length. A 6 year and a 12 year tank from the same maker are often the same shell with a different anode rod and sometimes a second one. The longer warranty is usually buying you more sacrificial anode, which on our water is exactly the right thing to spend money on.
• Whether the anode rod can actually be changed. Some tanks put the anode where you cannot get a socket on it, or combine it with the hot outlet. If the rod cannot come out, the tank cannot be maintained, and you have bought a disposable appliance.
• Recovery rate, the gallons per hour it can reheat. Covered above. It matters more than capacity in most houses.
• Where it is sold. Plumbing supply house models and big box models are frequently not the same unit even under the same brand name. The supply house version often has a thicker anode, a better element or burner, and parts you can still get in five years.
• Whether parts are stocked locally. A thermostat or an element I can pick up in Kingfisher or Enid the same day beats a slightly cheaper tank that leaves you cold for a week.

What a Water Heater Replacement Costs

I will not publish a replacement number, and here is the honest reason: the tank is often the smaller part of the job. What moves the price is what is around it. Whether the old unit is in a tight closet or up in an attic, whether the gas line and flue are sized right for the new unit, whether code now wants an expansion tank or a drain pan and a proper drain line where there was none, and whether the shutoff and flex lines are safe to reuse.

How Long a Tank Lasts in Central Oklahoma

Ten to twelve years is the honest range on our water, and I have pulled out tanks at six and I have serviced tanks at eighteen. The difference is almost never the brand. It is whether anybody ever flushed the sediment out and whether the anode rod was replaced before it dissolved.

Hard water is the whole story here. Scale settles on the bottom of a gas tank and the burner has to fire through it, which overheats the steel above the flame and is what you are hearing when a tank rumbles and pops. On an electric tank the sediment buries the lower element and it burns out, which is why you start running out of hot water sooner than you used to. Both of those are a flush, and a flush is the cheapest thing on this page.

When to Call Instead of Waiting

Rumbling or popping from the tank means sediment. Rusty or discolored hot water usually means the anode is spent or the tank is corroding. Running out of hot water sooner than you used to is often a failed lower element on an electric unit. Water around the base of the tank is not a wait-and-see item.

If you smell gas, shut it off if you can do it safely, leave, and call the gas utility or 911 from outside. Do not work on gas valves or burners, and do not open an energized electrical panel on an electric unit. Call me and I will come to it.

Plan or Pay As You Go

How often should a water heater be flushed?

Once a year on Central Oklahoma water. Sediment is the main thing that shortens a tank’s life here, and flushing is the one job that directly addresses it.

Will maintenance make my water heater last longer?

It helps, and I will not promise you a number. Flushing sediment and replacing a spent anode rod address the two things that most often kill a tank early. A tank that is already rusted through is past saving, and I will tell you that instead of selling you a service.

Is the water heater plan the same as the HVAC plan?

No, they are separate. WH 360 covers the water heater. The 360 HVAC plans cover heating, cooling and geothermal. You can hold both.

What size water heater do I need for a family of four?

Usually a 50 gallon, or a 40 gallon gas unit if the showers are not all at once. Look at the first hour rating on the yellow label rather than the tank size: it is how much hot water the unit delivers in the first hour from full, and it is the number that decides whether you run out.

Is a 40 gallon gas water heater as good as a 50 gallon electric?

In a lot of houses, yes. Gas recovers about twice as fast as electric, so the smaller gas tank refills while you are still using it. If your complaint is running out and then waiting, that is a recovery problem and gas fixes it more than extra gallons do.

Which brand of water heater is best?

I would rather you judge the tank than the badge. Check the warranty length, whether the anode rod can actually be unscrewed and replaced, the recovery rate, and whether it is the supply house model or the big box model, because those are often different units under the same name.
