The parts that wear out
- Heating elementsElectric tanks have an upper and a lower element. A failed one means no hot water or lukewarm water.
- ThermostatsWater too hot, too cold, or swinging. Gas and electric.
- Pilot and ignitionPilot will not stay lit: thermocouple or thermopile, a standard repair.
- Anode rodThe sacrificial rod that protects the tank. Replace it every 4 to 6 years.
- T&P relief valveA safety device. Dripping or over 5 years old, it gets replaced.
- Gas valveControls the burner on a gas tank.

How do I know if my water heater needs repair or replacement?
The tank shell decides it. If the shell is intact and the problem is one component, an element, a thermostat or a thermocouple, repair is usually worth it. If the tank is leaking from the shell, the hot water is rusty, or it is old enough that another failure is likely within a year or two, replacement makes more financial sense. I tell you which one you are looking at and give you both numbers in writing.
Why does a closed plumbing system need an expansion tank?
Water expands as it heats. On an open system that pressure pushes back toward the street. A check valve, pressure-reducing valve or backflow preventer closes that path, so the pressure has nowhere to go but into your water heater and fixtures, and the T&P valve starts dripping. An expansion tank gives the pressure somewhere to go. I check for it on every water heater call.
What goes wrong on a tankless water heater?
Scale building up on the heat exchanger, igniter failures, flow sensor problems, and error codes that need the manufacturer’s tools to read. Sometimes a descale service is the fix, sometimes it is a part. Does a sediment flush help an older tank?
On a younger tank, yes: a flush clears the mineral layer that makes it rumble and steals usable capacity. On an older tank with heavy calcified sediment, a flush often cannot get it out, and that much sediment usually means the tank is near the end.
