Historic homes, and equipment that has to fit them
Guthrie was the first capital of Oklahoma and it still has one of the largest historic districts in the country. That is lovely to look at and awkward to heat and cool. The houses were built before ducted air existed, so the duct was added later, usually through closets and chases somebody carved out in the 1950s.
What that means on a service call:
- There is often no good place for equipmentBasements that flood, attics with no headroom, crawlspaces you cannot stand in. Placement drives the whole design.
- Undersized and leaky ductRetro-fitted trunk lines through plaster walls, sized for a smaller system than the one running on them now.

Out in rural Logan County the picture flips: land, room for a loop field, and geothermal worth costing properly. Most of the county is OG&E or Central Rural Electric Cooperative depending on where you sit, and those have different programs.

A mix you do not see in a newer town: century-old houses, mid-century ranches, and commercial buildings on Division and along the highway.

What is safe to check, and what is not
Before I get there, there are a few things worth knowing, and they are the same whether you are in Guthrie or anywhere else I work.
- Gas smell, a CO alarm, smoke or arcingLeave the house. Call the gas utility or 911 from outside, then call me. I will not walk you through troubleshooting while you are standing in it, and that guidance is free and comes before any talk about a service call.
- Safe things to check yourselfThermostat mode and setpoint, the filter, whether a breaker has tripped, closed registers, anything visibly blocking the outdoor unit, and any fault code on the display. Write down what you see and what you hear.
- Stop and call insteadBreakers that keep tripping, water near the equipment, ice on the coil or lines, a burning smell, or a geothermal loop or flow alarm. Those are not wait-and-see.
- What I will not ask you to doOpen an energised panel, touch a capacitor, bypass a safety, add refrigerant or work on a gas valve. That is licensed work for a reason.
Who covers what, and for how long
Two different warranties get muddled constantly, so here is the plain version. My labor is mine: every repair carries a six month labor guarantee, and every system I install carries one year on parts and labor. If the same problem comes back inside that window, I come back and there is no charge for it.
The manufacturer warranty is separate and it belongs to them, not to me. A Trane system registered at install carries twelve years on the compressor and ten on parts through the TCS SELECT program. A Mitsubishi system installed by a Diamond Dealer in a single-family home and registered inside ninety days carries twelve years on parts and twelve on the compressor; without that registration it drops to five years on parts and seven on the compressor. Manufacturer coverage does not include labor, which is exactly why I register every system the day it goes in rather than leaving that to you.
The first capital, and what it left behind
Guthrie went from empty prairie to a city of ten thousand people in a single afternoon in April 1889, and it was the territorial and then the state capital until the seat moved to Oklahoma City in 1910. The town stopped growing right about then, which is the reason so much of it is still standing in original form. That is why the historic district is as big as it is.
From my side of it, a town that stopped building in 1910 is a town full of buildings that never had a mechanical plan. Every system in them was added later by somebody working around brick and plaster. When I quote work on one of these places I am quoting the access as much as the equipment, and I would rather say that plainly at the estimate than discover it with the floor open.

No heat in Guthrie, and what it usually is
Logan County gets the first hard freeze before the metro does, and my phone starts before sunrise when it does. About half the no-heat calls I run here end with a part off the truck and less than an hour of labor. The other half are worth a real conversation, and I will tell you which one you have before I start spending your money.
- Ignitor or flame sensorThe most common no-heat call there is. A dirty flame sensor makes a furnace light, run a few seconds and drop out, over and over, which people often mistake for a dying furnace.
- Blower motor or capacitorNo air at all, or air that never warms up. Frequently a same-visit fix.
- Cracked heat exchangerCombustion air and the air you breathe are meant to stay on opposite sides of that steel. If it is cracked I shut the system down and we talk about what comes next. I will not patch around that one.
- Old floor and wall furnacesGuthrie still has plenty of them in the historic housing. Parts get scarce, and at some point the honest answer is a different kind of system rather than another repair.
- Heat pumps running backup stripsAuxiliary electric heat energised in mild weather will heat the house and wreck the bill. Usually a defrost board, a sensor, or a thermostat somebody swapped without configuring it for a heat pump.
Heating work is the same $210 flat in normal hours and $309 after hours, with the repair quoted in writing before it starts, and a six month labor guarantee on what I fix.
Straight answers
Can you put central air into a historic Guthrie house?
Usually yes, but the honest answer is that it depends on where the equipment and the duct can go, not on the equipment itself. Some houses take a conventional system fine. Others are far better served by ductless, because running new trunk lines through plaster and brick costs more than the system does. I will tell you which one you have at the estimate.
Does the historic district limit what I can install?
It can limit what is visible from the street, which mostly means where a condenser sits and how it is screened. It does not limit what you can do inside. Tell me at the estimate if your property is in the district and I will plan around it.
Do you do commercial work in Guthrie?

What are the most common problems in Guthrie’s older homes?
Duct that was added decades after the house was built, and equipment squeezed into spaces never designed for it. Both show up as rooms that never get comfortable and a system that runs constantly. Static pressure and a look at the duct usually explains more than another part swap will.
