Why is restaurant HVAC different from an office building?

A restaurant loses cooling faster than an office because the kitchen exhaust hood pulls conditioned air out of the building all day, and that air has to be replaced from somewhere. The replacement air is called makeup air, and it comes in either through a dedicated makeup air unit or, when there is not one, through every door and gap in the building. That is why a dining room can feel hot and sticky on a day when the rooftop unit is running perfectly. The cooling is working. It is being thrown out the hood faster than it can be made.

What does a restaurant HVAC service call cost in Oklahoma?

A commercial HVAC diagnostic from Hartzell’s Heat & Air is $389 flat for light commercial equipment up to 15 tons, and it is the same price day or night. There is no after hours surcharge and no weekend uplift on that number, and it can be booked online. Equipment larger than 15 tons is sized and quoted by the technician on site, because a restaurant owner should not have to know their rooftop unit’s tonnage in order to book a service call.

Here is what that looks like at the Sonic in Kingfisher. One call was an evaporator frozen solid. My tech thawed it out, found the evaporator motor had quit, ordered the part and came back to put it in. Another was a cooler cabinet sitting at 62 degrees. He cleaned the condenser coil, brought the R-404A charge back up and stayed until the box came down to 37. A restaurant cooler is not an inconvenience when it quits. The food goes with it.

Can you work on a restaurant without shutting it down?

Most restaurant HVAC work happens on the roof, so the equipment can usually be serviced while the dining room is open and running. Work that has to happen inside, in the kitchen or above the ceiling, I schedule around your service hours. I take commercial calls on weekends and after hours, and the diagnostic stays $389 flat.

What fails most often on a restaurant rooftop unit?

The failures I see most in restaurants are dirty condenser coils, worn belts, failed condenser fan motors, burnt contactors and clogged filters, and they show up sooner in food service than in any other building type. The reason is the air itself. Kitchen exhaust carries grease, and even a well maintained hood puts some of it back into the air around the rooftop unit. Grease film on a condenser coil traps dust, the coil stops rejecting heat, head pressure climbs and the compressor works harder for less cooling. A restaurant unit needs its coils cleaned more often than the same unit on an office.

What happens if a restaurant loses cooling on its busiest day?

A restaurant with no cooling can often be kept open the same day, even when the factory parts are a week out, using documented temporary measures that the contractor tells you plainly are temporary. On Friday, September 4, 2026, a newly built restaurant in Guthrie called at 1:00 pm on its grand opening day with no cooling in the building. I had a man on the roof at 3:00 pm, the same hour the ribbon was cut, and I came back Saturday. Rooftop temperature that weekend was 105 degrees. The building stayed open through its opening weekend.

Why does the dining room get hot when the kitchen gets busy?

When the kitchen exhaust hood runs at full speed and the building has no makeup air unit, the restaurant goes into negative pressure and pulls hot outside air in through the front door every time a customer opens it. You can usually feel it: the front door is heavy to open, or it whistles. That is not an air conditioning failure, it is an air balance problem, and adding more cooling will not fix it. It is worth diagnosing properly before anyone sells you a bigger unit.

A restaurant does not call me because the air conditioning is broken. It calls me because there
are people in the dining room right now. That is a different job, and it is why I answer the
phone on a Friday afternoon.
